This one‑acre site sits prominently at the intersection of Langhorne‑Yardley Road and Edgewood Road, in the heart of the Edgewood Village section of Lower Makefield Township. The proposed redevelopment envisions two thoughtfully designed mixed‑use buildings that will introduce a restaurant, retail storefronts, and modern apartments, contributing to a vibrant village environment.​

Van Cleef provided the full scope of site layout and land development design services to support the project. Our team also delivered expert testimony before the Lower Makefield Township Zoning Hearing Board, securing the variances required to advance the proposed plan.​

The site design places the buildings close to the streetscape, with parking located behind the structures—a planning approach that reinforces the traditional village character and enhances walkability throughout this historic area of the township.
