Van Cleef was selected to provide comprehensive Land Development Design for Wawa Convenience Store #8178, located on a 2.3‑acre parcel within the Commercial Area 2 tract of the Northgate TND Development at the intersection of Northgate Boulevard and John Fries Highway (PA SR 663) in Upper Hanover Township. The project involves transforming the site into a standard Wawa convenience store and fuelling station, complete with gas pumps, canopy, an above‑ground stormwater management facility, and associated roadway widening to support improved traffic flow and site access.​

Van Cleef’s involvement covered all phases of site development, including detailed surveying, site layout and engineering design, preparation of full land development plans, landscape architectural design, and utility coordination. The team also provided public hearing presentations and guided the project through the municipal approval process.
