The site is situated between an existing industrial property and an established townhouse development, requiring careful planning to ensure compatibility with adjacent land uses.

The proposed development includes three townhouse buildings, each containing six units, for a total of 18 dwellings. The residences front a proposed cul‑de‑sac street and are positioned adjacent to the existing townhouse community. This configuration allows for substantial buffering along the industrial property, creating a compatible transition between non‑complementary uses.

The site layout incorporates pockets of open space and provides an emergency access connection to the existing townhouse development to the south, enhancing site functionality and safety.
